The ranch is renowned for its live water, extensive improvements, and storied history as a recording destination for some of music’s most influential artists. Through disciplined underwriting and strategic negotiation, we advised the buyer to account for future capital expenditures, ultimately securing the ranch at a meaningful discount while structuring terms that allowed the seller to retain a portion of the property and brand rights—aligning both parties and positioning the ranch for its next chapter under capable ownership.

Lone Tree Ranch

  • The Lonetree Ranch encompasses approximately 4,895 acres of deeded land + 960 acres of Wyoming State land + 5,245 acres of BLM land + 16,600 acres of USFS land for a total of about 27,700 acres. This historic ranch for sale was founded in 1918 and is one of Wyoming’s most admired operations. It possesses extraordinary territorial and adjudicated water rights irrigating over 2,400 acres. Mule deer, elk, moose, and antelope are seen in good numbers. The ranch controls miles on the Henrys Fork River and three live creeks rich in trout habitat. The Ranch will carry 425 to 500 head of cattle year-round. Situated only two hours from Salt Lake City, Utah, and just an hour from Evanston’s jet-capable airport.
