1. About This Policy

Mirr Ranch Group, LLC (“Mirr Ranch Group,” “we,” “us,” or “our”) is a ranch real estate brokerage headquartered in Denver, Colorado. This Privacy Policy explains what personal information we collect through mirrranchgroup.com and related forms, downloads, and media (the “Site”), how we use and share it, and the choices you have.

This policy covers our website and marketing activities. Information you provide during an active transaction is also governed by the listing, buyer representation, or purchase agreement that applies to that transaction.

2. Information We Collect

Information you give us. Name, email address, phone number, mailing address, and any details you include when you submit a property inquiry, request a brochure or market report, subscribe to our newsletter, contact us about buyer or advisory services, or respond to a survey.

Information collected automatically. When you visit the Site, we and our analytics and advertising providers collect IP address, approximate location derived from IP address, browser and device type, operating system, referring website, search terms that brought you to the Site, pages viewed, time on page, links and buttons clicked, downloads, and dates and times of visits. This is collected through cookies, pixels, tags, and similar technologies described in Section 4.

Session activity. We use a session analytics tool that records how visitors interact with pages, including mouse movement, scrolling, clicks, and navigation paths. These recordings are used to understand and improve site usability. See Section 5.

Call information. When you call a phone number displayed on the Site, we collect the calling number, call time and duration, and the marketing source associated with the number you dialed. Calls may be recorded. See Section 5.

Information from other sources. We may receive information from land listing directories and property portals when you inquire about one of our listings through their platforms, and from our partner and affiliate brokerages, referral sources, advertising platforms, and publicly available sources. When a listing directory forwards your inquiry to us, we add your contact information to our records so we can respond and follow up about the property and related listings.

We do not collect payment card information through the Site, and we do not process transactions on the Site.

3. How We Use Information

We use personal information to:

  • Respond to property inquiries, brochure requests, and other questions.
  • Send property updates, market reports, newsletters, and other marketing communications you have asked for or that relate to your expressed interests.
  • Provide brokerage, buyer, and advisory services.
  • Understand how the Site is used and improve its content, structure, and performance.
  • Measure the effectiveness of our marketing, including print, digital, and email campaigns.
  • Deliver and measure advertising, including remarketing to people who have previously visited the Site.
  • Maintain business records and comply with legal, tax, and real estate licensing obligations.
  • Protect the Site and our business against fraud, abuse, and security threats.

4. Cookies, Pixels, and Tracking Technologies

We use cookies and similar technologies from the following providers:

Some of these technologies are operated by third parties who receive information directly from your browser and use it under their own privacy policies. Under some state privacy laws, the use of advertising cookies is treated as “sharing” personal information or as “targeted advertising.” Section 8 explains how to opt out.

You can control cookies through your browser settings, including blocking or deleting them. Some parts of the Site may not function as intended if you block cookies.

5. Session Recording and Call Recording

Session recording. Our session analytics tool captures a replay of on-page activity such as mouse movement, clicks, and scrolling. It is configured to mask text entered into form fields. We use these recordings to diagnose usability problems, not to identify individual visitors.

Call recording. Several phone numbers shown on the Site are tracking numbers that route to our office and identify which marketing source produced the call. Calls to and from Mirr Ranch Group may be recorded or monitored for quality, training, and record-keeping purposes. If you prefer not to be recorded, tell us at the start of the call or contact us in writing instead.

6. How We Share Information

We share personal information in the following circumstances and do not otherwise sell it for money:

Service providers. Analytics, advertising, hosting, email, call tracking, and CRM vendors that process information on our behalf under contract.

Advertising platforms. Google, Microsoft, and Meta receive Site activity data through the tags described above so we can measure campaigns and show ads to prior visitors.

Partner and affiliate brokerages. If you express interest in a property listed by one of our partner or affiliate brokerages, we provide your inquiry and contact information to that brokerage so it can respond. If you do not want your information passed along, tell us when you inquire and we will handle the request directly where we are able to.

Sellers and transaction parties. In connection with an active or prospective transaction, we share buyer inquiry information with the seller and their representatives as part of our brokerage duties.

Legal and business transfers. We may disclose information when required by law, subpoena, or regulatory request, to protect our rights or the safety of others, or in connection with a merger, acquisition, or sale of business assets.

7. Marketing Communications

You can unsubscribe from marketing email at any time using the link at the bottom of any message, or by emailing us. Our brokers may also contact you by call or text from their individual mobile numbers in addition to our office lines; you can reply STOP to any text to opt out or ask the broker directly to stop. We will process opt-outs promptly. We may still contact you about an active inquiry or transaction after you unsubscribe from marketing.

8. Advertising Choices and Opt-Out Signals

You can limit interest-based advertising through the following:

  • Google Ads Settings and the Google Analytics Opt-Out Browser Add-on
  • Your Meta account ad preferences
  • The Digital Advertising Alliance and Network Advertising Initiative consumer opt-out pages
  • Your browser’s cookie controls

Browser opt-out signals. We honor the Global Privacy Control (GPC) signal where it is transmitted by your browser or extension. When we receive a GPC signal, we treat it as a request to stop sharing your personal information for targeted advertising purposes on that browser. Because there is no consistent industry standard for the older Do Not Track (DNT) header, we do not respond to DNT signals.

9. Your Privacy Rights

Depending on where you live, state law may give you the right to:

  • Confirm whether we process your personal information and request access to it
  • Request correction of inaccurate information
  • Request deletion of your information
  • Obtain a portable copy of information you provided to us
  • Opt out of targeted advertising, the sale of personal information, and certain profiling

Colorado residents. The Colorado Privacy Act provides the rights listed above to Colorado consumers, including the right to opt out of targeted advertising and to have that opt-out honored through a universal opt-out mechanism such as Global Privacy Control.

California residents. The California Consumer Privacy Act provides rights of access, correction, deletion, and portability, the right to know the categories of personal information collected, disclosed, and shared, and the right to opt out of the sale or sharing of personal information for cross-context behavioral advertising. We will not discriminate against you for exercising these rights.

Residents of other states. Comparable rights exist under the privacy laws of a growing number of states. We extend the rights described in this section to all Site visitors regardless of residency.

How to submit a request. Email info@mirrranchgroup.com or call (303) 623-4545 with the subject “Privacy Request.” We will verify your identity using information already in our records before responding, and we will respond within the time period required by applicable law. An authorized agent may submit a request on your behalf with written proof of authorization.

Appeals. If we decline your request, you may appeal by replying to our response or emailing info@mirrranchgroup.com with the subject “Privacy Appeal.” We will respond in writing with our decision and the reasons for it. If your appeal is denied, you may contact the attorney general in your state.

10. Data Retention

We keep the inquiry and contact information you provide for as long as we maintain a relationship with you and thereafter as part of our business records, unless you ask us to delete it. You may request deletion at any time using the contact details in Section 15, and we will delete your information except where we are required to retain it for legal, tax, or real estate record-keeping obligations. Analytics and advertising data are retained according to each provider’s default retention settings, which are generally 14 months. Session recordings are retained for a short period and then deleted automatically.

11. Security

We use reasonable administrative and technical safeguards to protect personal information, including encrypted connections to the Site, access controls limiting who can view inquiry records, and routine monitoring of the Site for vulnerabilities. No method of transmission or storage is completely secure, and we cannot guarantee absolute security.

12. Children

The Site is intended for adults and is not directed to children. We do not knowingly collect personal information from children under 13. If you believe a child has provided us information, contact us and we will delete it.

13. Visitors Outside the United States

Our Site is operated in the United States and our services are directed to the United States market. If you access the Site from outside the United States, including from the European Union or United Kingdom, your information will be transferred to and processed in the United States, where privacy laws may differ from those in your country. If you are located in the EU or UK and want to exercise data protection rights available to you, contact us using the details in Section 15.

14. Third-Party Sites

The Site links to and embeds third-party services including podcast platforms, mapping tools, video hosting, and partner and affiliate brokerage websites. Those services have their own privacy policies and we are not responsible for their practices.

15. Changes and Contact

We may update this policy from time to time. The Effective Date above shows when it was last revised, and material changes will be noted on this page.
