Through disciplined underwriting and strategic negotiation, we advised the buyer to account for future capital expenditures, ultimately securing the ranch at a meaningful discount while structuring terms that allowed the seller to retain a portion of the property and brand rights—aligning both parties and positioning the ranch for its next chapter under capable ownership.
