Mirr Ranch Group represented the seller in the historic conservation sale of Tolland Ranch, a 3,334± acre legacy holding along Colorado’s Peak-to-Peak corridor—one of the last large, intact private ranches in the Front Range. Encumbered by a permanent conservation easement and defined by over 3.5 miles of South Boulder Creek, adjacency to national forest and wilderness, and close proximity to Denver and Boulder, the property required a highly tailored positioning strategy to align with its long-term stewardship values rather than development potential. 

Through a disciplined, multi-phase approach—combining in-depth evaluation, strategic pricing, and targeted national outreach—we identified and engaged a conservation-oriented buyer pool, ultimately facilitating a complex transaction involving The Conservation Fund and Colorado Parks and Wildlife that ensured the ranch’s ecological integrity, public benefit, and legacy would be preserved for generations to come.
