Violet Acreages

• The ranch property has been held by the same family for many years and is 315 acres across two parcels:
  • Farm: 155 acres of dryland farm ground with highway frontage on HWY 154, currently planted in sunflowers and winter wheat.
  • Ranch: 160 acres of rolling grazing land with frontage on HWY 154 and County Road 31, entirely fenced with a well situated on the northern side of the property.
    • A small reservoir, located on the east of the property, typically holds water for most of the year during normal rainfall seasons. A well is located on the property, from which a previous tenant operated a solar system with sufficient water; however, no documentation is available for the well, nor is there an installed pumping system.

Violet Acreage has been held by the family for over a 100 years, operating as a dryland farming and grazing enterprise just outside the small town of Yoder, Wyoming, and a few miles from Bump Sullivan Reservoir and Springer Wildlife Management Area. It is only 10 miles from Torrington, Wyoming.

Location

Violet Acres is situated three miles west of Yoder, Wyoming, along HWY 154, and approximately 11 miles south-southwest of Torrington, Wyoming, the county seat for Goshen County.

Locale

Southeastern Wyoming, within the North Platte River Valley. Yoder is an unincorporated community approximately 10 miles southeast of Torrington and 60 miles from Cheyenne, with an elevation of approximately 4,000-4,500 feet. Torrington (population ~6,500) offers shopping, hospitals, and schools, and is located 10 miles away. Denver, CO, is a two-hour drive.

Climate

The region experiences a semi-arid climate with an average annual rainfall of 12-15 inches and a growing season of 120-140 days, which is ideal for dryland crops and pastureland.

Hunting

Deer, upland birds, and waterfowl are frequently observed in the area and on the property.

Fishing

Bump Sullivan Reservoir, located within three miles of the property, provides fishing opportunities for walleye, bass, catfish, and panfish, as do numerous other lakes in the immediate vicinity.

Recreation

The area offers numerous recreational opportunities, including fishing, hiking, boating, golf, upland waterfowl hunting, and big game hunting.

Ranch Operations

Grazing is available on the 160 acres, while the cultivated ground is typically planted with wheat, barley, or sunflowers.

Mineral Rights

Any mineral rights owned by the Seller will transfer with the sale of the property.

Leases

The cultivated ground currently operates under a share-crop agreement with a neighboring operator; the grazing land is not currently leased to a tenant.

Taxes

Annual taxes total $1582, comprising $1152 for the ranch and $430 for the farm.

The area embodies rural Wyoming at its finest, offering proximity to essential amenities while maintaining a secluded, open landscape. To the east, one can witness the sunrise over the surrounding farms and Bump Sullivan Reservoir, and to the west, the sunset over the Goshen Rim.
