The area receives an average annual rainfall of 14 inches and 48 inches of snowfall, with approximately 224 sunny days per year. Average temperatures are 80° in July and 43° in January.

Hunting

The area sustains robust populations of elk, mule deer, and Merriam’s turkey. The property is situated in Area 64 (Region J) and offers over-the-counter deer tags; it may also qualify for Area 7 Elk landowner tags, contingent upon appropriate management and property use to meet the 2,000 annual use days requirement set by the Wyoming Game and Fish.

Fishing

The property includes live water originating from the Fish Creek headwaters, which offers potential for developed fisheries; however, no fishing opportunities are currently established on the property.

Recreation

The location offers year-round access. Recreation is significantly enhanced by the direct border with Medicine Bow National Forest, offering miles of hiking, biking, and UTV trails, along with numerous hunting and sightseeing opportunities throughout the entire mountain range.
