Locale

The Snowmass Wilderness Estate is located at 6889 Capitol Creek Road, Snowmass, CO, on East Sopris Creek in the upper Capitol Creek area of Old Snowmass. The property sits at 8,500’ just above the Hay Park Trailhead where hikers and horseback riders embark on trips into the upper Capitol Creek watershed in the Maroon Bells-Snowmass Wilderness Area and White River National Forest. The area is where exhilarating Colorado alpine experiences take place, with iconic destinations such as Capitol Peak (a Fourteener), Snowmass Lake, and Williams Lake (where John Denver wrote “Rocky Mountain High”) each just a beautiful day trip away.

The Aspen/Snowmass resorts and their world-class recreational amenities and the restaurants and shopping of the city of Aspen are all approximately 45 minutes from the property, as is the Pitkin County Airport, where flights connect from many major U.S. cities. High country creeks and lakes are also short hikes or horseback rides away. Gold medal water is nearby on the Roaring Fork and Fryingpan Rivers.

Hunting

Hunting reports for the property, both on the deeded 100-acres and adjacent national forest, are exceptional. A 350’’ elk bull was harvested on the adjacent national forest within a mile of the residence, on ground that is very difficult for the public to access, but easy for the landowner on nearby social and game trails. Black bear, wild turkey, mule deer and mountain lion are also present. This area is in Unit 43 and tags are obtained over-the-counter.

Water Rights

The property has both surface water rights out of the Nelson Ditch and an artesian well. The ditch rights fill an 18,000 gallon storage tank that the property uses for irrigation for the lawn and vegetation and for fire management.

Green, Environmentally-Sustainable Property

This remote, high elevation property was approved by Pitkin County with off-the-grid requirements, as getting utilities to this area would be difficult. As a result, the property uses a primary and secondary generator for its power. Generators are propane powered with 6,000 gallons of propane storage. The prime generator is 140 KW turbo with no elevation de-rating, and the secondary is a 60KW unit. PV solar panels are also planned for the not yet completed barn (roof) and caretaker apartment.
