This 80-acre property sitting along the north side of I-70 possesses a half-mile of river frontage, significant senior water rights, open irrigated pasture, and a riparian corridor with large mature Cottonwood trees. From early-summer all the way through the winter this part of the Colorado is probably the region’s best winter float fishery, with some brown and rainbows reaching the 24-30 inch range. There is also approximately 2.5 million tons of gravel that could be mined from the property, providing a future exit strategy. Resort towns such as Aspen and Vail are 75 and 90 minutes away, respectively.
