Improvements

There are five historic improvement locations on the ranch including the main headquarters site and an old timber mill. Combined the built improvements include a number of houses, cabins, a barn, numerous outbuildings, and sheds. All of the buildings are in primitive condition and would need attention prior to occupancy. Electric utility service runs to the south entrance of the property and is provided by La Plata Electric.

Recreation

World-class skiing at the Purgatory/Durango Mountain Resort is a short hour’s drive from the ranch over what many argue is one of Colorado’s most scenic highways. Vallacito Reservoir is 4 miles east of the ranch; the Animas River is less than half an hour away and is renowned for the excellent fishing, and thrilling white water rafting. The world-famous Durango and Silverton Narrow Gauge Railway leaves right from downtown and offers visitors a trip back through the areas rich mining history and incredible scenery.

Hunting

Remmow Ranch offers excellent elk, mule deer, and turkey hunting and is home to the full spectrum of Colorado montane wildlife species. The ranch is situated in Colorado’s famed Game Management Unit (GMU 751) and qualifies for landowner preference tags for both elk and mule deer. Five (5) elevated hunting stands (blinds) are situated strategically across the property amidst a diverse variety of open meadows and timbered draws. With excellent grazing and cover, providing vital year-round habitat, the ranch also serves as an important migration corridor for elk and mule deer moving thru from higher Forest Service lands to lower elevation habitat. Highly productive, the property has been leased to commercial outfitters for many decades; details about the success and capacity of the operation can be made available upon request.

Fishing

There are five man-made ponds on Remmow Ranch where the fishing could be quite decent when the ponds were stocked with brown and rainbow trout. For the avid angler, there is also world-class fishing only a few miles away on either the Animas River near Durango or five miles west on the Los Pinos River and Vallecitos Reservoir.

Ranch Operations

The ranch was originally assembled in the 1960s, built and run as part of a larger working cattle ranch, and serving as seasonal summer grass for decades. There are five historic improvement locations on the ranch including the main headquarters site and an old timber mill. Combined, the built improvements include a number of houses, cabins, a barn, numerous outbuildings, and sheds. All of the buildings are in primitive condition and would need attention prior to occupancy. The ranch historically included a commercial hunting operation leased to outfitters out of Louisiana and Texas. The property is made up of four large paddocks with perimeter and interior fenced pastures serviced by two-track ranch roads.

Water Rights

Remmow Ranch is served by 4 permitted wells, in addition to decreed rights to 2.5 CFS in the George B Jones Ditch (1936 and 1966). There is no actively irrigated acreage on the ranch, though there are five livestock ponds on the property.
