Improvements
Lazy Bones Ranch can serve as a primary residence with an easy commute to Castle Rock/Denver Tech Center or as a second retreat. The improvements were designed to preserve the beauty of the land by having underground utilities and materials that complement the rural landscape.

Main House

The main driveway winds for a half mile past the caretaker’s home and hay barn through meadows and past a small pond to the main 7,500 square foot Alpine log home nestled in a forest clearing. The home was designed by one of the premier Denver architecture firms, OZ Architecture (known for noted Denver, national park, and global projects) and expertly constructed by Shaw Construction. The architecture instills a sense of warmth while also a grand representation of an Adirondack lodge.

Colorado river rock forms the base of the foundation while the rest of the home incorporates lodge pole pine and wrought iron fixtures. Each room in the house is filled with natural light, lofty ceilings, and have fireplaces. The center piece of this grand home is the two story great room with elevated 22’ ceilings, giant bay windows, and a floor to ceiling river rock fireplace. Adjoining this is a towering spiral stair case made of Colorado river rock, split log steps, and railings made of hand-doweled logs.

Meals are prepared in a large functional kitchen with Zimbabwe granite counter tops, terra cotta floors, distressed custom cabinetry, a six burner plus griddle Wolf stove and other stainless steel appliances. The kitchen isn’t the only part of the house aimed at entertaining, the entire home has been designed with the intention of hosting numerous guests including the large outdoor flag-stone patio with a river rock fireplace.

The master suite includes a kiva gas fireplace, a sitting area, a small porch, and is on the top floor along with a sizable office with built-in bookcases that overlooks the great room. The walkout basement contains three other bedrooms and two baths including a bunk room that sleeps six. There is a mother-in law apartment with completed kitchen bathroom and bedroom next to the main lodge above the garage.

Other Improvements
Other improvements on the property include a caretaker’s cabin and a hay/equipment barn. The recently remodeled 1,200 square foot caretaker’s cabin has four bedrooms, two baths, and close proximity to the entrance, making it an ideal location for a ranch manager, guest, or tenants. The equipment barn has ample space for hay storage and all other equipment used for ranch operations.

Locale
Lazy Bones Ranch is conveniently located just off Highway 67, eleven miles west of Sedalia. With end-of-the-road seclusion and the ease of only less than one hour from Denver and 40 minutes from DTC in a mountain valley uniquely positioned in the foothills of the Front Range. The property is two miles from the South Platte River and 15 miles from Deckers. Lazy Bones abuts the Pike National Forest for 1.5 miles and is only a short hike or bike ride from the Colorado Trail and the Indian Creek Trailhead. The ranch is a mix of park-like meadows, ponderosa pine and douglas fir hillsides, and a pond.

Fishing
The South Platte River offers some of the best fly-fishing in the state and is only two miles from Lazy Bones Ranch. The portion of river near the property is considered Gold Medal water with some of the best rainbow and brown trout in the nation. In order to receive this designation, the river must produce 60 pounds of fish per acre and at least twelve of this total 60 must be 14”. Only 322 miles of Colorado’s 9,000 miles of trout streams, and three lakes carry this “Gold Medal” classification. This Gold Medal section of the South Platte starts below Cheesman Reservoir and ends just downstream from the Scraggy View Picnic Area. Although a lot of public access points can be found upstream, as you get closer to the property you will find greater privacy and seclusion on the river. There are also a number of boat ramps for those who want to take advantage of great drift boating opportunities nearby.

Hunting
The surrounding one million acre Pike National Forest offers ample big game hunting opportunities. The property is located within GMU 59 which is home to mule deer, elk, and small game.

Recreation
Lazy Bones Ranch abuts Pike National Forest for 1.5 miles and is close to numerous recreational havens. The Colorado Trail is a short bike ride or hike from the property and there are numerous other hiking, biking and horse-back riding trails. The Rampart Range, Lost Creek Wilderness, and Roxborough State Park are all just a short distance from the property.

Ranch Operations
While primarily a family retreat, Lazy Bones Ranch produces hay on 35 acres of natural pasture for horses and other livestock, and is home to a corral and a hay/barn equipment shed.

The healthy hay production on the property as well as the new fence around the perimeter make Lazy Bones Ranch perfect for horses. The existing hay barn was originally constructed with horses in mind and could be converted into covered stalls.

Forest Plan
The current owners of the ranch, along with the Colorado State Forest Service created a Forest Plan for the property and surrounding forested lands. The overall goals of the plan include: minimizing potential threat of destructive wildfires, maintaining the overall health and vigor of trees and the stand as a whole, and preventing and minimizing destructive forest insects and diseases. Many of these goals have been achieved through calculated reduction in the density of the ponderosa pine and douglas fir forests that surround Lazy Bones Ranch.

Water Rights
There are two wells on the property, wildlife pond, and an underground cistern used to store water for additional fire protection. The two wells serve different parts of the ranch and feed the large underground water-storage tank that provides fresh water year-round.

Conservation Value
Lazy Bones Ranch is one of the last remaining private alpine properties of its kind in Douglas County that adjoins National Forest yet includes significant ecological and conservation values. It represents a rare combination of meadows, grasses, wildlife habitat, and forested hillside and would be an ideal candidate for a conservation easement.
